I am online checking email and phone daily, including after hours and weekends. I respond promptly to any problems or inquiries. I serve as the point of contact for your tenants. All requests will go through me so that you will not be bothered by minor issues. I will contact you, the owner, to discuss anything dealing with payments or changes to the property that may be needed or are requested by the tenant.

As part of this service, I take high quality photos of your property, list it for rent at the market rate, and conduct showings with prospective tenants. I will keep you informed during this process. Once we have found a tenant, I run a background and credit check on them to ensure they are qualified, and once qualified I have them sign the lease. Then I assist them in getting set up on the portal so that they can submit first month’s rent and security deposit, and submit maintenance requests as needed.
Please note: tenant procurement fee is 1st month’s rent.

I also evaluate the tenant on a comprehensive basis to find the best fit.

Once a tenant leaves the property, there is typically some turnover work that will need to be done. This usually involves light repainting, cleaning, and patching holes, but can vary based on how the tenant left the property. Costs for this work come out of the tenant’s security deposit. I conduct a pre-move-in inspection to note the condition of the property upon move-in, and then a move-out inspection to assess the damage and determine deductions from the security deposit.

Rent is due on the 1st and late by the 6th of the month.
I collect all rents online through the portal. I stay on top of the tenant and encourage them to pay on time. I also charge late fees after the 6th of the month as a penalty for late payments.

This typically applies to HOAs, where I will meet with the board annually to set a budget for the HOA, and then insure that the HOA stays on budget throughout the year. I will draw up a year end income statement to compare with budget each year and present said statements to the HOA board at our annual meeting. I can also work with individual owners on a budget for their property as desired.

I can assist in turning on and off utilities with the city during times when you do not have a tenant at the property, and can submit utility payments on your behalf as desired.

I keep your property insurance up to date and will handle any emergencies that require insurance contact on your behalf.

In the unfortunate case of a tenant needing to be evicted, I will work with a lawyer to evict the tenant quickly and legally. I am fully up to date on eviction law in California, and have been through the eviction process multiple times. I will strive to get you a new tenant as soon as possible.
